Since the early 2000s, builders like American West Homes have been filling Highlands Ranch with an enticing array of home styles and floor plans. The neighborhood, surrounded by mountains and far enough from the city to feel peaceful but not remote, is a popular option for homebuyers seeking new or almost-new construction. What’s more, it’s convenient: Highlands Ranch is nine miles south of Downtown Las Vegas and just west of Highway 15, putting shopping, dining and outdoor recreation close at hand.

Homes across its subdivisions range from about 1,700 to 3,000 square feet for resales and 2,600 square feet for new construction, with a median price of $550k. Older homes boast Southwestern stucco exteriors and tile roofs, while new construction favors sharper angles and oversized windows that soak rooms with sunlight and reveal expansive mountain views. All homes sit on manicured desert-landscaped lots with sparse trees. Though dwellings are close together, block by block the look is cohesive rather than cramped.

Quinn Canyon, American West Homes’ newest development, features four flexible floor plans in two- and three-story styles, great for extended families or home offices. “Those models have been very popular,” says American West sales consultant Brian Lashley. “Being one of the largest homebuilders, we have a great idea of what people seek. Our floor plans accommodate their lifestyle.” Quinn Canyon homes, which feature four to five bedrooms, up to 2,700 square feet of living space and spacious two-car garages, are energy efficient and can be built within eight months to the buyer’s specifications. Prices run between $456k and $544K. Also in the works: a landscaped one-mile walking trail, perfect for evening strolls or morning dog walks. Building in Quinn Canyon began in early 2022 and will continue through two more phases.

Several high-performing schools serve Highlands Ranch, including Aldeane Comito Ries Elementary and Lois and Jerry Tarkanian Middle. Both received high rankings from GreatSchools.org for test scores above the state average. Students in Desert Oasis High’s non-traditional business, career and technical education programs take classes in accounting, marketing and sports medicine that position them for success in the workplace. The school’s strong sports program earned recent state titles in men’s bowling, baseball and disc golf. Graduating seniors attend top schools like UCLA and Brown.

Shops and eateries along Decatur Boulevard are within walking distance of Highlands Ranch. Check off your grocery list at Smith’s, located at the Cactus Avenue intersection. Head to Hola Mexican Cocina and Cantina at happy hour for a spicy margarita and ahi tuna tacos, where the bright blue-and-red interior is both modern and warm. Bring the whole family for breakfast at Rise & Shine, where locals rave about the enormous portions and pajama-wearing waitstaff. Find additional favorite restaurants at the intersection with Blue Diamond Road, anchored by Albertsons. Head five miles north on I-15 to Las Vegas South Premium Outlets or take the 215 into Downtown Summerlin for one-stop shopping. The Strip, a destination for restaurants and nightlife, is just 10 miles north via the highway.

Highlands Ranch puts you within 20 miles of the area’s best outdoor recreation. Lace up your hiking boots and pop your pup in the car for a day trip to the Red Rock or Sloan Canyon national conservation areas. Whether camping, hiking or hunting for petroglyphs, you’ll find fresh air and solitude at every step. Red Rock Canyon’s dark sky is also excellent for stargazing. When you live in Highlands Ranch, the best of the Las Vegas Valley is never far from your front door.
